Residential Addition Checklist

Plans

  1. Site Plan
  2. Proposed Floor Plan
    • Show all dimensions, room identification, window size and type, decks, and balconies
    • Include ventilation per M1507, smoke detectors, plumbing fixtures, water heater, and furnace
  3. Foundation Plan and Details
    • Show all dimensions, placement of rebar, footing sizes, anchor bolt sizes and spacing, hold downs, connections, vent size and locations, and crawl space access location
    • If addition is over 200 square feet, provide location and details for radon mitigation
  4. Floor and Roof Framing Plans
    • Size, spacing and bearing locations for all framing members including stairs and attic ventilation
  5. Wall and Bracing Sections and Details
    • Indicated proposed minimum insulation and Max U values for each exterior element. (Roof, above and below grade walls, floor, doors and windows)
  6. Exterior Elevations
    • All sides; show actual grade

    • Engineered Lateral Analysis: engineering for wind and seismic loads or prescriptive path
    • Beam Calculations for all beams spanning 10 feet or more, plus beams supporting or creating point load
    • Engineered Floor or Roof Systems require manufacturers’ layout, labeled i-joist or truss details and installation guides
